Property Inspections: Each phase is inspected weekly for violations: mow/edge, weeds in flower beds, having a boat or trailer in the driveway, inoperable vehicle without proper tags and trash can in clear view. The address is noted and letters are sent to the residents according to the Texas State Property Code. The first letter is a courtesy letter giving the resident enough time to resolve the issue. The second letter is a violation letter stating each time the violation was noted and how long the resident has before further action is taken. The third letter is a certified letter stating a time frame to resolve the issue or request a hearing with the Board of Directors as to why the issue has not been resolved. Once the time frame according to the third letter has expired, a fine will be assessed to the Homeowner’s account until the violation is remedied. In some cases this is daily and in others it is weekly. Landscaping: The Board of Director hired VMC Landscaping, to replace PNB Landscape. To get the cost low the common areas will not be mowed every week. Pets on the loose: For the protection of the neighborhood, please keep your pets either confined to your own yard and on a leash at all other times. I have been swamped with calls complaining about the stray dogs running lose. It is believed that most of the time these dogs are not strays and do belong to a residents of Windmill Farms.
